5 mistakes to avoid if you want to sell your property fast

Selling your home – especially if it’s your first time – can be surprisingly time-consuming, emotionally challenging and exhausting. It’s natural for homeowners to want the process to end with the best possible outcome.

If you’re planning to sell your house sometime in the near future, your ultimate goal is to see your property being sold quickly and at a high profit. However in many cases, the house can sit on the property market for months, if not years, with little to no show for the time and effort.

There can be many reasons to why this happens, some of which can be the homeowners’ mistakes itself.

Here are five common mistakes to avoid if you want to close the deal in the quickest and smoothest way possible.


1. Forgetting to clean your house before viewing

We say first impression matters, especially if you’re presenting your house to a potential buyer.

You can convince your buyer by saying that the house will be guaranteed clean when they move in, but if they’re going to see a messy home when they first enter the house, chances are you’ve just lost a potential buyer.

Remember, all the houses put for sale in the market are competing with one another. Some of these houses have been renovated and cleaned up for viewing, so those not tidied up will look less attractive. For house owners who keep pets, ensure to clean the compound as well. It would be a deal breaker if the buyer were to step on the droppings.



2. Pricing the property at a ridiculous rate

We know that you want to maximise your profit when you get rid of your house, but pricing your property at an outrageous rate will immediately turn away potential buyers.

Many sellers think that marking up the price will leave more room for bargaining when the buyer asks for a discount, however they fail to realise that a price tag that is too high can be a big mistake.

House hunters would be extremely reluctant to approach the seller if they know the price is way out of their budget, and this might result in your house being on the market for a long time.

If you don’t find anyone interested in your property, then it would leave you no choice but to sell your house at a much lower price.



3. Selecting the wrong agent

Not using an agent can be a mistake, but hiring the wrong agent is definitely a bigger mistake.

You need to choose an experienced agent with the best marketing plan to sell your property.

Most property owners will pick the agent that gives them the highest price.

But what you need to do is to look for an agent who has working experience in the area in which the property is situated and have a depth of knowledge on the property market.



4. Opting for the ‘hard sell’ approach

Sometimes if you try too hard, that’s when things don’t work out.

That’s also the case when you want to sell your property.

Opting to use the ‘hard sell’ approach can lead to potential buyers finding you annoying.

No one wants to be pushed and forced to make such an important decision quickly.

So if you keep calling them or constantly telling them the good features of the property, then they might immediately say no to you because overselling is always a bad idea.



5. Taking bad quality pictures of the property

We all know that first impression matters. In the age of the Internet, most house hunters will either look for a house online or at least do a quick research at property websites.

If the house looks unattractive, they may not even bother drive to the location for a viewing.

After all, pictures sell. So avoid taking pictures in low resolution, dim lighting and awkward angles. Such images can immediately turn off buyers.

It’s also important to use a good camera and if you have the budget, try hiring a professional photographer.
